N.B. to Avoid Return Bank Charges
The holiday rental booking confirmation becomes a binding agreement when you pay your rental deposit. Occupancy is subject to a rental agreement between the owner and tenant which can be obtained from a local lawyer or the company has a standard lease agreement available for 5,000 THB which cost can be shared by owner and tenant. Sending payment or in the case of a long term rental, paying a deposit constitutes your acceptance and agreement to these terms, conditions, limitations and restrictions as printed below. A minimum rental term is 3 months and normally 12 months’ duration or longer.
Any bank charges incurred on transfer are the responsibility of the booking party. The guest will be required to settle all extra charges incurred for services including, but not limited to, utilities, telephones, transportation, personal laundry, or any other service not included in the room rate before departure. Please notify the owner/property manager as soon as possible if a problem relating to the rental property exists. Any charges due and not settled will be deducted from the tenants’ deposit. N.B. To avoid return bank charges, arrange with owner to repay in cash prior to departure.
Every effort will be made by the owner to rectify any problem in a timely manner. Repairs will be made as soon as possible after notification and are the responsibility of the owner. Pets, smoking (unless otherwise indicated) hazardous materials or any illegal or immoral activities are strictly prohibited. Evidence of any breach of this term may result in loss of your security deposit and eviction. The tenant may under no circumstances sub let the premises or allow others to occupy the property during the period of tenancy and the tenancy is for the sole use of the tenant and his partner/ family. No refund or rate adjustment will be made for malfunction of air conditioners, TV’s, appliances, pool or any other malfunction.
The owner must provide an inventory list and it is up to the tenant to check the property immediately on occupation to agree the content and any discrepancies to be brought to the attention of the owner. These services can be negotiated with the owner. Such as telephone, internet, UBC TV, gardener, maid, are usually extra unless agreed and included in the lease agreement. Please notify the owner/property manager as soon as possible if a problem relating to the rental property exists.
Liability & Disclaimer: Siam Real Estate acts as the introducing agent for each property owner and accepts no liability for disputes, property loss or damages, theft, liability for injury, accidents, delay, or any irregularity while staying in any rented property. The owner reserves the right to withhold part or all of security deposit to pay for unpaid bills or damage caused to the property while in occupation. Tenants are required to insure their personal possessions prior to occupation. Furthermore, guests are responsible for their villa or apartment during occupancy, and must lock windows and doors securely at all times when not on the premises. You must also observe all precautions given by the owner or our staff.
